ETOWAH — A developer plans to add 34 units in a Cummings Cove in a combination of single-family homes and duplexes designed to appeal to down-sizers.
Baird Blake, a former Cummings Cove Homeowners Association president, decided to buy a 10.7-acre tract in the subdivision and build the new homes.
“I’m kind of coming out of retirement and we’re going to develop that property,” Blake said. “There’s a need for this product in Cummings Cove. A lot of people have downsized in Cummings Cove and now they’re ready to downsize again.”
The new section, tentatively called Cummings Cove Sports Villas, will be made up of 18 single-family homes and eight duplexes. A separate homeowners association under the umbrella of the Cummings Cove HOA will take care of all the lawn maintenance.
“We will start out and we will build a number of them right off the bat as specs,” Blake said. “There’s a nice pond we’re going to clean up.”
The property off the 11th hole of the golf course contains an old farmhouse that has served as the Social Center in the community. The developer has already allowed Habitat to strip the facility of anything it could use in its homes. The Etowah Fire & Rescue Department plans a practice fire and will burn down the house.
“We don’t get that many house fires in a year and this is a perfect way to keep up our skills,” Etowah Fire Chief Mike Huggins said.
County planners in June approved a revised master plans for eight 1,700-square-foot duplexes with two-car garages and 18 single-family homes of 2,000 square feet or more with two-car garage homes. Blake said he did not yet have a price for the homes.
“I would like to keep them under 400,” he said. “I don’t know if I’ll be able to but even in the low-400s it will be one of the cheaper ones in Cummings Cove.”
A 650-acre gated community, Cummings Cove has 345 homes, an 18-hole golf course, tennis, pickleball, bocce ball, pool, sports facility, restaurant and clubhouse. It’s served by Hendersonville city water and a private sewer system. The community boasts a Victory Garden where residents tend vegetables and donate the harvest to Fishes and Loaves in Etowah. More than 3,200 pounds of vegetables covering 31 varieties were donated last year.
