58-home subdivision east of I-26 clears first hurdle

The Hendersonville City Council took a first step last week to permit a 58-home subdivision on 21 acres on Old Sunset Hill Road east of Ballantyne Commons and Wolfpen.

Landowners Gregory Albea, Julianne Albea, Joseph Taylor and Laura Taylor are seeking annexation of the land in order to tie on to the city’s sewer system.

The city’s newly adopted comprehensive land-use plan designates the area for infill development and encourages a mix of housing types including single-family homes. Although the comp plan does not set specific densities, “the proposed density aligns with the vision portrayed” in the guide, a staff report said. The property is contiguous to the city limits. The current Henderson County R2R zoning would allow 21 single-family homes or duplexes by right, or up to 42 dwellings.

The landowners are asking for a rezoning to the city’s Planned Residential Development Conditional Zoning District, which allows from 10 to 18 units per acre under certain conditions. The proposed subdivision would have a density of 2.7 units per acre.
